Finance leads glossary

The terms brokers and lead providers use, defined plainly. Definitions, not advice.

Exclusive lead
An enquiry sold to one buyer only, never resold or shared. The opposite of a shared lead.
Shared lead
An enquiry sold to several buyers at once, priced low because each buyer is competing with the others for the same prospect.
SMS verification
A check where the prospect receives a code on the mobile they entered and types it back before the enquiry is released. Proves the number is real and live; does not prove intent or creditworthiness.
Contact rate
The share of delivered leads where the broker reaches a person. The most important quality measure in lead buying. La Vitesse's published contact rate is 72.5%.
Pay per lead
A pricing model where the buyer pays a fixed amount for each enquiry that meets agreed criteria, rather than a retainer or a share of ad spend.
Qualification criteria
The stated conditions an enquiry must meet before delivery, for example ABN registered, GST registered, minimum time trading, deal type confirmed.
Deduplication (dedup)
The routing step that ensures one prospect is delivered to one buyer only, across all clients of the provider.
Speed to lead
The time between an enquiry arriving and the broker's first call. The biggest controllable driver of conversion.
Cadence
The agreed number of enquiries delivered per day or week, set to what the broker can follow up properly.
Real-time delivery
Enquiries sent to the broker's inbox or CRM as each one clears verification, rather than in batches.
LVR (loan-to-value ratio)
The loan amount as a percentage of the property's value. Drives lender choice and pricing in commercial property finance.
Business real property (BRP)
Property used wholly and exclusively in a business. From 10 August 2026, new SMSF property borrowing arrangements are limited to business real property.
LRBA
Limited recourse borrowing arrangement, the structure through which an SMSF borrows to buy an asset.
Director penalty notice (DPN)
An ATO notice that can make a company director personally liable for certain unpaid tax and super amounts unless specified actions are taken within 21 days.
General interest charge (GIC)
The interest the ATO charges on unpaid tax debt. Non-deductible since 1 July 2025; 11.43% p.a. for the July to September 2026 quarter.
Small business restructuring (SBR)
A formal process allowing eligible small companies to restructure debts with creditor approval. The ATO tightened its expectations of SBR proposals in August 2026.
Private credit
Lending by non-bank funds rather than banks, often to commercial property borrowers on shorter terms and higher LVRs. Several Australian private-credit lenders tightened or gated redemptions in 2026.
Warehouse facility
A bank-provided funding line that a non-bank lender draws on to fund loans before they are securitised or refinanced.
Non-bank lender
A lender that is not an authorised deposit-taking institution; funds loans through warehouses, securitisation or private capital.
Instant asset write-off
A tax measure allowing eligible businesses to immediately deduct the cost of assets under a threshold. The $20,000 threshold was made permanent from 1 July 2026 (passed Parliament 19 August 2026, subject to Royal Assent).
Using these terms when you buy leads

Three of them decide most of the value: exclusive, SMS-verified and contact rate. Common questions
What is the difference between verification and qualification?
Verification proves the contact is real (SMS code). Qualification checks the enquiry against stated criteria such as ABN, GST status, amount and timeframe.
What does 'exclusive' actually guarantee?
That the enquiry is sold once, to one buyer. Ask how it is enforced; at La Vitesse, routing dedupes across every client.
