What a qualified commercial finance lead includes

Ask any provider for a sample lead and hold it against this list. If the fields are not there, you are buying a name and a number, and you will do the qualification on your own time.

Red flag: no property or facility field

If the lead does not say what is behind the deal, it is a business loan enquiry with a commercial label.

Genuine $1M-plus enquiries arrive at a steady trickle, not fifty a week.

Red flag: no criteria on paper

If the provider cannot write down what qualifies a lead, they cannot tell you when one fails.

What to do on the first call

With those fields in hand, the first call is not discovery, it is triage. Three questions sort the file: why did the last lender say yes and who said no; what does the exit depend on; and is the problem price or structure. Price problems refinance; structure problems restructure first. A broker who can tell the difference on the first call saves everyone three months.

Common questions
What is the minimum a commercial lead should include?
Deal type, loan amount, what is behind the deal (property or facility), timeframe, and a verified mobile. Anything less and you are doing the provider's qualification for them.
Should commercial leads include LVR?
Yes, at least as a range. It tells you immediately which part of your panel the deal belongs to.
Is a verified mobile really necessary?
It is the difference between a lead and a form submission. Unverified leads include fake and dead numbers, and those cost the most on the deals that would have paid the most.
How does this differ from a business loan lead?
Business loan leads are qualified on ABN, GST status, time trading, amount, purpose and timeframe. Commercial leads add the property, facility or debt position and are priced and sold separately.
